Certified Residential License

To become a certified residential appraiser, you must have a valid social security number; submit the required application packet, proof of 200 hours of education, proof of experience, and proof of fingerprints in an electronic format.

An applicant for certification as a residential real estate appraiser must present evidence satisfactory to the Board that the applicant meets the following minimum education, experience, and examination requirements:

Education requirement

(a) An Associate degree, or higher, from an accredited college, junior college, community college, or university; or

(b) Successful passage of at least 21 semester credit hours or its equivalent, including all of the following collegiate subject matter courses from an accredited college, junior college, community college, or university:

1. English Composition;

2. Principles of Economics (Micro or Macro);

3. Finance;

4. Algebra, Geometry, or higher mathematics;

5. Statistics;

6. Computer Science; and

7. Business or Real Estate Law.

If an accredited college or university accepts the College-Level Examination Program (CLEP) examinations) and issues a transcript for the exam, showing its approval, it will be considered as credit for the college course.

(c) Satisfactory completion of at least 200 classroom hours in approved academic courses in subjects related to real estate appraisal, including the following required core curriculum that are prerequisites to taking the AQB-approved examination in subsection (3) of this rule:

Gain a basic understanding and knowledge of the residential sales comparison and income approaches. The text includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rent multipliers.

Residential Market Analysis and Highest and Best Use (15 hours) $199

Identifying and analyzing market forces affecting the buyers’ and sellers’ behavior is key to understanding and reporting values. This text is designed to give students the tools needed to properly collect and analyze market data. In addition, the theory of Highest and Best Use is reviewed. The two-step analysis along with the four tests for Highest and Best Use are covered in detail.

This text will help students gain valuable insight and a working knowledge of the various theories and methodologies for arriving at residential site values and applying Cost Approach in everyday appraisal work.

Statistics, Modeling and Finance (15 hours) $199

This text is designed to provide students both the theory and practice of statistics, real estate finance, and valuation modeling for today’s Certified Residential appraiser. The first half of the text outlines terminology and basic statistics principles, including practical applications in statistical analysis. The last half presents an explanation of real estate markets, terms of financing, and real-world examples of how financing affects the value of real property.

Advanced Residential Applications and Case Studies (15 hours) $199

This text focuses on complex properties that include valuing unique and high-end residential dwellings: residential dwellings with excess site/land that have an alternative or interim use as the highest and best use; residential properties that exceed the effective demand of the market; common-wall structures; mixed-use properties and residential properties with substantial and, sometimes unique, accessory structures and/or amenities.

Mastering Unique Properties(20 hours) $199

This text is intended to raise the level of awareness of the scope of work involved with assignments other than the everyday single-family residential appraisal. Learning objectives include the ability of the student to understand the performance requirements to complete the assignment at the Certified Residential level. Some of the property types discussed include mixed-use, income-producing, unusual, and one-of-a-kind properties.
